We take the mechanical scope from rough-in through final inspection, then service the homeowner through the builder warranty period, so one mechanical contractor is accountable for the system from rough-in to closing and beyond.

Before founding Karibe in 2011, Carlos Fernandez spent years as a Construction Manager for one of the nation’s largest homebuilders. He held trades to schedule, walked inspections, and closed punch lists on production communities. He built Karibe to be the HVAC contractor he always wanted on his job.

How the scope runs

Rough stage to final stage, coordinated with your construction schedule.

This is the sequence we run on every lot. Each stage has its own inspection and its own hand-off to the next trade, so your superintendent always knows where a house stands.

Framing stage

Rough-in

Duct layout from the approved plan and Manual J/D. Trunk and branch runs, boots and plenums, refrigerant line sets, condensate drains, and the rough mechanical inspection, scheduled to your framing and MEP sequence.

Drywall complete

Trim-out

Air handlers set, condensers on pads or roof stands, registers and grilles, thermostats, and disconnects. Equipment matched per plan to the Florida Energy Code and the community’s standard package.

Pre-CO

Startup, test & final

Every system charged, started, and checked for airflow and temperature split. Final mechanical inspection signed off, and startup and warranty registration documentation delivered for your closing file.

Post-closing

Builder warranty service

Homeowner warranty calls dispatched from the nearest Karibe office, closed and documented per lot. After the warranty period, the homeowner keeps a contractor who already knows the house.

Built to run several communities at once.

A production community is a moving target: framing on one street, drywall on the next, closings at the end of the block. We staff each stage as its own crew so rough-in never waits on trim-out, and we stage material by plan type at the location closest to the site. With over 50,000 sq. ft. of warehouse space between Miami and Fort Pierce, we buy and hold equipment ahead of your schedule instead of waiting on it.

Scheduling runs through our Director of Operations, Ivette Bermudez, who coordinates directly with your superintendent and construction manager. One call, one point of contact, and a schedule that is updated when yours is.

We standardize an equipment package per floor plan so every lot of the same plan gets the same system, the same duct design, and the same startup checklist. Packages are built to the Florida Energy Code and the community’s price point.

Common questions from builders

How do you price a community?

Per lot, by floor plan, with the equipment package and duct design fixed for each plan. Options and upgrades are priced as line items. Pricing is held for the term of the agreement.

Can you take on a new community while you are active on others?

Yes. We staff by stage rather than by community, and we run two locations, so adding a site is a matter of adding crews to a schedule we already run. Send us the lot count and the projected start dates and we will confirm capacity with the bid.

Which builders do you work for?

We have been under contract with multiple regional and national homebuilders in South Florida and on the Treasure Coast. We do not publish client names on our website; references are available on request as part of the bid process.

How do warranty calls work?

Homeowners call our office directly. We dispatch from the nearest location, close the call, and report it to your warranty department, so the calls come to our office, not yours.

What do you need from us to bid?

Plan set, lot count and mix by plan, community location, and the projected start date. A site plan and construction schedule help us plan crews.
